I have always had good luck with baking a batch of cookies right before a tour and putting the plate of warm cookies on the kitchen table. It makes the house smell good and gives a warm cozy feeling.

Me too! My house sold in 6 days.....1 showing and the plate of cookies were on the table with a note saying "Please help yourself" This is a trick to make a home feel inviting I learned from my Mother in the early 60's!
